The ‘Why Invest in Albania’ explained by PROS and CONS
Remote notary. Vlora airport 20–30 min. Phased delivery to 2027.
Vlora Marina
Albania’s first full‑service superyacht marina with 400+ planned berths, 800+ seafront apartments and a Marriott hotel tower, phased out to around 2030–2031. Big upside if the vision is delivered, but early buyers are locking into a long construction timeline and a politically sensitive concession deal
Orikum Marina – Orikum, Vlorë
An existing marina at the entrance to the Bay of Vlorë that’s being positioned as an expanded yachting hub with waterfront residences, hotel and promenade. Current plans add dense high‑rise construction (22 towers up to 15 floors), so investors are buying into both a strategic location and a heavily urbanised future shoreline.
Green Coast - Palase, Vlora
One of the few Riviera projects where the first big phase is already completed and operating, with villas and apartments above a well‑managed beachfront and resort services. It anchors a plan to turn Palasë into a 10,000‑resident year‑round destination, meaning more amenities but also much busier summers over time.
San Nicolas – Palasë
A new “village‑scale” resort between Palasë and Dhërmi, mixing villas, apartments and a large hotel complex with beaches, promenades and sports facilities. It targets high‑end second‑home buyers, but for the next years you should expect living inside a large worksite while phases complete.
